Shllingstone Lane, Oakeford Fitzpain, Dorset
Client: Okeford View Limited
ACLA produced a Landscape & Visual Impact Assessment (LVIA) for a planning application for the construction of up to 47 dwellings on a derelict industrial site to the east of the village of Oakford Fitzpain, Dorset. The application site is located in lower-level rural countryside on the northern edge of the Dorset National Landscape (Formally AONB).
Due to the proximity to the National Landscape and open elevated views across the site from a chalk escarpment, the impact on the rural character of the area was considered an important factor in determining the planning application.
This resulted in a scheme with a reduced number of dwelling and a revised layout to provide a green buffer to the National Landscape and enhanced green public space throughout including: wildflower meadows, informal woodland areas, individual native trees and low-key paths and wetland areas. After detailed negotiations with Dorset Council the site was approved in 2023 and work on site is expected to start in 2024/25.
